Always check that the latest ITE is favorable before buying a flat in Madrid
When buying a flat in Madrid, it is easy to focus on the apartment itself — the light, the layout, the neighbourhood, the charm of the building.
But what many international buyers do not realise is that you are also buying part of the building, not just the flat.
And this is where the ITE (Inspección Técnica de Edificios) becomes essential.
What is the ITE?
The ITE is a mandatory technical inspection that evaluates the condition and safety of buildings in Madrid.
It is required for older buildings, which represent a large part of the most attractive properties in central areas such as Salamanca, Chamberí, Retiro or Centro.
The inspection reviews:
- structure and foundations
• façades and balconies
• roofs and terraces
• plumbing and drainage systems
• accessibility requirements
• general conservation of the building
It is essentially the health check of the building.
When is the ITE required?
In Madrid:
- the first inspection is required when the building reaches 30 years
- after that, it must be renewed every 10 years
Most elegant buildings in central Madrid must therefore pass this inspection.
New developments do not require ITE yet because they are recently built.
Favorable vs unfavorable ITE
A favorable ITE means:
- the building meets safety standards
- no mandatory works are required
- no legal enforcement procedures are open
An unfavorable ITE means the inspection has identified issues that must be repaired, such as:
- structural problems
- façade deterioration
- roof waterproofing issues
- plumbing system defects
- required accessibility improvements
These works can be costly and sometimes complex to organise.
In certain buildings, necessary works may take years to complete due to technical or administrative reasons.
